Commercial Property

Finding the right commercial premises is essential to the success of any business. The area of Property Law has seen an enormous number of changes in recent years, which impose a whole series of new responsibilities on property owners. There are certainly more changes to come, and we believe it would be very unwise to enter into any form of agreement relating to property without obtaining specialist legal advice.

Commercial Conveyancing
Commercial conveyancing takes many forms from the grant of a 6-month tenancy to a 25-year Lease to acquisition of freehold commercial property. We act for both Landlord and Tenant and can draft and advise on complex commercial Leases and the acquisition of land for development purposes. Given the increased complexity of Property Law, whether the premises are a small corner shop or a large industrial estate, we are sure to deal with each transaction with attention to detail and offer sound legal and commercial advice.

Landlord & Tenant Act 1954
We have experience of acting for both Landlords and Tenants in proceedings under the Landlord and Tenant Act 1954 in relation to disputes and negotiations regarding the grant of a new Lease once an existing Lease has come to an end, the level of rent and the terms of the Lease. We instruct the best Surveyors and Counsel to ensure our Client's cases are argued and presented as effectively as possible.

Licensing
We can advise on Licensing Applications and applications for Protection and Transfer Orders in respect of all types of Licenses for commercial premises. We have conducted Hearings before the Licensing Justices and we are fully conversant with the recent developments in Licensing Law.

Leasehold Valuation Tribunal Applications
We offer a specialised service in respect of applications to the Leasehold Valuation Tribunal to both Landlords and Tenants regarding all matters relating to the enfranchisement and extension of residential Leases under the Leasehold Reform Act 1993. We are fully conversant with the new legislation in this area of law.
